The new California Senate bills require owners of multi-family residences and apartment buildings with three or more units to inspect their balconies and walkways by a licensed professional for compliance. This is categorized in both emergency and non-emergency repairs for wood framed Exterior Elevated Elements and Waterproofing Elements. Your local enforcement agency may even be contacted and send a 30 day corrective notice if repairs are not conducted on time!

In the past, balcony and deck failures caused numerous yearly injuries. SB 326 aims to spot any Exterior Elevated Elements (EEE) showing decay or disrepair, address needed repairs, and avoid failures to prevent injuries.

What are EEEs (Exterior Elevated Elements)?

Exterior Elevated Elements (EEEs) are basically decks and walking surfaces that are on the exterior of the building and elevated more than six (6) feet above ground level, designated for human occupancy and supported by wood framing.
